Overview of role

REED are currently working with a huge client, to find a Building Services Manager!

Key Accountabilities

Support the Infrastructure Manager, by acting as a subject matter expert on building services engineering, in order to oversee the design, operation, maintenance and statutory compliance of MEP (Mechanical, Electrical & Public Health) services within Estates Management.
Provide professional guidance and technical support in connection with MEP services and other building infrastructure matters, including building fabric.
Oversee MEP services throughout the entire project lifecycle, from initial feasibility, through design, installation and commissioning, to in-use and optimisation.
Collaborate with the Projects and Accommodation (P&A) team to plan and deliver changes to building occupation and usage, by identifying required modifications to building infrastructure. This will include working with tenants to plan and deliver fit-out works.
Ensure all building infrastructure is designed, installed, operated and maintained in accordance with applicable standards, legislation, and any project-specific requirements. Champion best practice and ensure sustainability is inherent, by minimising energy consumption, reducing water usage, and considering lifecycle and embodied carbon implications.
Review reports and certificates relating to the statutory compliance and maintenance of MEP services and advise of appropriate actions, in collaboration with service providers and contractors.
Assist with the strategic planning of building infrastructure works to support lifecycle replacement requirements, business-specific needs, and minimum energy efficiency and sustainability mandates.

Ability to visually inspect existing MEP services installations, deploying professional judgement and practical knowledge, to identify operational issues and options for repair, upgrade or replacement.
Excellent project management skills, including business case preparation, risk assessment, and multi-disciplinary project delivery.

Membership, or working towards, of the Chartered Institute of Building Services Engineers (CIBSE) or other applicable professional institution.
Possess a professional or higher education qualification in building services engineering or other relevant discipline.
A broad understanding of statutory compliance requirements with respect to MEP building services systems.
Demonstrable knowledge of at least some of the following contemporary MEP services: air handling plant and air distribution systems; VRF and heat pump systems; chiller plant; boiler cascades; closed system water treatment; variable flow water heating/cooling systems; water pressure boosting systems; domestic hot water generation; BMS controls; utility metering systems; lighting controls; standby power supplies; emergency lighting; fire suppression systems.
Knowledge of the legislative requirements and industry best practice associated with the control of legionella bacteria in domestic water systems, or willingness to receive training in this respect.
Practical knowledge of current MEP services installation standards and industry best practice, such as the IET Wiring Regulations and the Water Regulations.
